\nAfter this class\, students will know the d ifference between appraisals and comparative market analyses\, as well as important vocabulary used in appraisals and CMAs so that they can interpre t a property appraisal and identify the factors used to create it. They wi ll learn to distinguish the differences in land descriptions and how they are determined and be able to explain to someone how subdivisions are reco rded. Instructors will show how to apply the historical background informa tion about the general land office to their practice. Also covered are neg otiations\, including identifying and applying the styles and principles o f negotiation\, conducting effective negotiations\, managing multiparty ne gotiations\, and identifying cultural influences on negotiations.

This session examines current hot issues based upon changes in guidelines\, policies\, and proce dures from TREC\, state and/or federal sources. Topics include challenges to affordable private homeownership\; how agents and brokers provide advoc acy for the consumers\; changes to real estate contracts and procedures\; hot to define agent and broker fiduciary responsibilities to protect consu mers\; how agents and brokers manage their listings to help consumers comp lete real estate transactions. Increasing knowledge and understanding thes e issues will assist agents to raise the bar in terms of customer service\ , conflict resolution and risk management.
