The purpose of this course is to address the regulator
y aspects of the management\, operation and supervision of a real estate b
rokerage firm in Texas. The course provides an understanding and working k
nowledge of the law of agency\, planning and organization of business enti
ties\, requirements for written policies and procedures\, records retentio
n and control\, advertising\, recruitment and training of agents\, and the
anatomy of a complaint filed with Texas Real Estate Commission (TREC).
Section
535.2 of the TREC Rules requires a broker who sponsors salespersons\, a d
esignated broker of a business entity\, and a licensee who is a delegated
supervisor of one or more licensees (for 6 months or more during the super
visor’s current license period)\, to complete this 6-hour broker responsib
ility course to renew a license. Any licensee may take this course. Additi
onally\, a sponsoring broker may\, by policy\, require certain licensees a
nd employees to take this course.

\nRegardless of how l ong a real estate agent has been in the business\, seller agency has been available and more importantly\, it remains the primary focus for agents a cross the country. However\, since the advent of buyer agency and the emph asis on training how to be an effective buyer representative\, it has beco me apparent we can no longer assume seller agents have the same level of e ffectiveness. The Seller Representative Specialist course is a 16 hour cou rse designed to take a new agent to an accomplished level sooner and an al ready successful agent to an even higher level of competency. It focuses o n the skills necessary to properly represent a property owner\, including agency\, marketing\, and servicing the client.
