Recent changes in the mortgage and appraisal industry have a direct impact on real estate. As a result it’s necessary for real estate agents to understand appraisals and who the appraiser works for. The purpose of this course is to provide insight into the residential appraisal process. Course will provide the knowledge to understand the definition of and recognize a valid appraisal, elements of the appraisal process, and what to do if a property does not appraise for the estimated value and how to proceed if it's determined that a correction needs to be made to the appraisal report.

To calculate accurate price comparisons requires training and practice. This course will provide the basic knowledge to complete a Comparative Market Analysis (CMA). The course will offer training in choosing comparable, applying adjustments and determining a value for a property. It will cover what determines an appropriate comparable between properties, how to make adjustments and where to get information on adjustments. The course will provide information that can be used in property evaluation scenarios and to better assist clients whether buying or selling.

Most agents have some experience with estimating the price of a property. When the properties have unique features or located in unique areas, estimating market value is more difficult. This course will assist real estate license holders in learning about paired sales analysis, cost estimating, and other methods for arriving at values. It will also help license holders become comfortable with the overall process, making adjustments, and where to go for more information on adjustments. The course will provide a hands-on experience in preparing a unique CMA and where to find information that can be used in day-to-day scenarios, to better assist their clients. |

The purpose of this course is to familiarize the licensee with city codes and development regulations so the licensee can provide the most intelligent level of service possible to the client. The purpose of this course is to familiarize the real estate professional with the most commonly used sales contract in a residential real estate transaction. This class provides an in depth analysis of various aspects of the TREC1-4 contract. It discusses the structure and nature of a residential contract along with agent responsibilities. The class teaches on basic liability theories arising from the TREC one to four contract. The class also teaches the real estate agent best practices when using the 1-4 contract as well as contract do’s and don’ts.

MLS Dues Billing: $25 late fee will apply for all dues paid after the due date listed above; staff does not have the authority to waive late fees.
Association Dues Billing: $25 late fee will be assessed to all dues received after due date listed above. Association dues ARE NOT prorated if dues were paid the prior year.
If reapplying within three months of inactivity (MLS):
If reapplying before three months of inactivity, the member will pay prorated MLS dues based on the month they are reactivating, and the member will be charged the $25 late fee and $50 reconnect fee if no notification was given to FRAR in writing regarding dropping MLS services; if notification was given to FRAR regarding dropping MLS then only a $50 reactivation fee plus prorated dues will be charged.
