Course Description:
We often think of negotiation as something occurring between the buyer and seller. However, in any real estate transaction there are also negotiations between the agent and principal as well as agent and agent. Successful negotiation is purposeful and should create a “win” for both sides. This class teaches techniques for negotiating a mutual win in all scenarios without damaging the relationship between parties. The course will cover various negotiation styles, techniques, goals, and strategies to help create the best opportunity for their client whether buyer or seller. You will learn the steps in preparing for a negotiation, become familiar with different generations of consumers, how to deal with them, and learn the impact of body language and how it affects negotiations.

Adding Instructions
• Go to Matrix.ctxmls.com
• Enter your User ID and Password
• From Home page, go to the Input tab and click on Input
• Under Listings, go to the "Quick Modify" section and enter your MLS # and edit
• In Select Form you will go to Open Houses
• You will enter the date of the tour you want your home on.
• Time will be from 9:00 to 11:00 am.
• Active status is "yes"
• Under Open House Type, it is very IMPORTANT to make sure you pick "CARAVAN" (This is the only way we can find it to enter your property on the tour).
• Under Comments, please put which tour (New Braunfels or Seguin) you want it on and any other additional comments you'd like.

Course Description:
The purpose of this course is to familiarize the real estate professional with the most commonly used sales contract in a residential real estate transaction. This class provides an in depth analysis of various aspects of the TREC1-4 contract. It discusses the structure and nature of a residential contract along with agent responsibilities. The class teaches on basic liability theories arising from the TREC one to four contract. The class also teaches the real estate agent best practices when using the 1-4 contract as well as contract do’s and don’ts.
