Importantly, this day aims to increase your awareness of your role and your broker's, and how the two work together and support one another. It addresses the requirements for both presenting the choices available for an agency relationship, as well as disclosing existing agency relationships. It examines the fiduciary duties required of agency and how they relate to both buyer and seller representation. And, it discusses intermediary relationships and the rules that apply.

This course reviews the most widely used TREC and TAR forms needed to conduct real estate transactions. Included are various sales contracts and a wide range of addendum. This course teaches the proper use and completion of these forms and provides a comprehensive view of the types of contracts available for use in real estate transactions. It will also cover how to handle updates and changes to contract forms, along with other related documents and addenda.
This purpose of this course is to familiarize the real estate license holder with the most current and commonly used forms in a residential real estate transaction. Will learn to understand and use the proper form(s) for different real estate transactions so that they effectively serve their client. The course intent is to provide insight on the importance of using correct form(s) to ensure a successful transaction for the agent and client.

Caravan Home Tour Instructions
Go to Matrix.ctxmls.com
Enter your User ID and Password
From Home page, go to the Input tab and click on Input
Under Listings, go to the “Quick Modify” section and enter your MLS # and edit
In Select Form you will go to Open Houses
You will enter the date of the tour you want your home on.
Time will be from 9:00 to 11:00 am.
Active status is “yes”
Under Open House Type, it is very IMPORTANT to make sure you pick “CARAVAN” (This is the only way we can find it to enter your property on the tour).
Under Comments, please put which tour (New Braunfels, San Marcos or Seguin) you want it on and any other additional comments you’d like.

Dues Schedule & Fees 2021
Fall 2021 Billing MLS/SUPRA (October 2021 – March 2022) Invoice Date: August 24 Due Date: September 23
*Invoices sent by email from the address of melissa@fourriversrealtors.com! Please check your spam or junk mail folders. You are responsible for paying the invoice on time whether or not it went to your spam or junk mail.
If payment is not received by the due date:
MLS Dues Billing: $25 late fee will apply for all dues paid after the due date listed above; staff does not have the authority to waive late fees.
Association Dues Billing: $25 late fee will be assessed to all dues received after due date listed above. Association dues ARE NOT prorated if dues were paid the prior year.
If reapplying within three months of inactivity (MLS):
If reapplying before three months of inactivity, the member will pay prorated MLS dues based on the month they are reactivating, and the member will be charged the $25 late fee and $50 reconnect fee if no notification was given to FRAR in writing regarding dropping MLS services; if notification was given to FRAR regarding dropping MLS then only a $50 reactivation fee plus prorated dues will be charged.
If reapplying after three months of inactivity (MLS):
Change of Office fee (if changing brokers) $35.00
