Course description

City ordinances regulating development within the city can change based on the actions of a city council. The purpose of this course is to familiarize the licensee with city codes and development regulations so the licensee can provide the most intelligent level of service possible to the client. This course presents disclosure practices to provide understanding that what you say can get you into trouble and how to avoid it. Participants will learn specific steps to take to disclose those things that are their duty to report as a result of the client/agent relationship. Also help clients understand what has to be disclosed related to the property involved in a real estate transaction. License holder will learn what they can and cannot say to parties in a real estate transaction. This will help them to properly make disclosures as required by law based on the stated disclosure practices. License holder will learn compliance with the policies and guidelines that govern appropriate business conduct and maintain the integrity of a real estate transaction. However, since the advent of buyer agency and the emphasis on training how to be an effective buyer representative, it has become apparent we can no longer assume seller agents have the same level of effectiveness. The Seller Representative Specialist course is a 16-hour course designed to take a new agent to an accomplished level sooner and an already successful agent to an even higher level of competency. Course description

The purpose of this course is to address the regulatory aspects of the management, operation and supervision of a real estate brokerage firm in Texas. The course provides an understanding and working knowledge of the law of agency, planning and organization of business entities, requirements for written policies and procedures, records retention and control, advertising, recruitment and training of agents, and the anatomy of a complaint filed with Texas Real Estate Commission (TREC).

Section 535.2 of the TREC Rules requires a broker who sponsors salespersons, a designated broker of a business entity, and a licensee who is a delegated supervisor of one or more licensees to complete this 6-hour broker responsibility course to renew a license. Any licensee may take this course. Additionally, a sponsoring broker may, by policy, require certain licensees and employees to take this course.

For the first time in modern history, 4 generations — Traditionalists, Baby Boomers, Generation X, and Millennials — are working side by side and presenting new challenges for managers and their employees in the workplace. A definite lack of awareness exists among these four distinct generations. Typically, those of each generation feel they know best, better than those who came earlier, and certainly much better than the new kids on the block. This leads to management challenges and productivity issues.But whether this multi-generational workplace feels happy and productive or challenging and stressful is, in large part, up to you: the boss. How should you relate to agents and employees of different age groups? How do you motivate someone much older or much younger than you? And finally: what can you do to encourage agents and employees of different generations to share their knowledge?
