They identify and take steps, through enforcement of this Code of Ethics and by assisting appropriate regulatory bodies, to eliminate practices which may damage the public or which might discredit or bring dishonor to the real estate profession. Course description

 

This course teaches students what a typical volume builder expects to earn after land and construction costs, administrative costs, and taxes. With this knowledge, agents can set expectations with their clients on the best ways to negotiate with a builder. Students are taught to focus their client's home search on finished builder inventory and speculative homes that are started but not yet finished. Students learn that most builders favor negotiating with options versus lowering the cost of the home. Students are taught to identify several builders that meet their client's critical home-buying decisions and then find comparable competing builders that will contrast base pricing, options costs, possible discounts, incentives, and unique construction methods. Students learn to compare and contrast what is available and then prepare a written offer to present to the builder. Students also learn the importance of developing a Broker/Agent Incentive Agreement that covers agent bonuses (gift cards and increased co-op percentage), the process for sharing agent bonuses with clients, CDA reporting, and tax reporting. Finally, students learn that no matter how good they feel their offer is, they must be prepared to walk away if the builder turns down the offer.

Originally homeowners were left to their own discretion as far as preparing for home showings. Though they could occasionally rely on an agent for instructions, more often than not real estate agents were just as perplexed at working out the details as the homeowner. Home staging is not a new term, but for many homeowners and real estate agents the concept of professional home staging is shedding new light on how to promote a home in the real estate marketplace.

Perhaps you also belong to a trade association connected to the real estate business that has a code of conduct and you see that as a requirement for engaging in the business. There is more to your requirements than a trade associa­tion expectations. It is every license holder’s responsibility to know and operate under the current

Course description

Perhaps you belong to a real estate trade association that has a code of ethics as a requirement for engaging in the business. Texas law and the various trade association code of ethics are similar yet not identical. This class is about your license requirements not, trade associa­tion expectations.
