This course by Charles Porter will provide a thorough examination of farm and ranch real estate practices in Texas relating to the duties required of Texas real estate license holders. Learning objectives include how to properly classify properties as farm and ranch, similarities and differences between farm and ranch brokerage and other real estate brokerage, unique skills needed, promulgated contract forms, special leases and disclosure notices, and unique ad valorem taxation problems and benefits.
The student will learn and gain a professional understanding of the special skills needed to ethically and lawfully practice in farm and ranch brokerage including special skills in understanding water rights, implied/prescriptive/express easements, mineral rights, title policies, surveys, government assistance programs, strips/gores, boundary agreements, and the court cases which form the legal basis of these unique aspects of farm and ranch practice.
