Course Description:

After this class, students will know the difference between appraisals and comparative market analyses, as well as important vocabulary used in appraisals and CMAs so that they can interpret a property appraisal and identify the factors used to create it. They will learn to distinguish the differences in land descriptions and how they are determined and be able to explain to someone how subdivisions are recorded. Instructors will show how to apply the historical background information about the general land office to their practice. Also covered are negotiations, including identifying and applying the styles and principles of negotiation, conducting effective negotiations, managing multiparty negotiations, and identifying cultural influences on negotiations.

Go to Matrix.ctxmls.com

Enter your User ID and Password

From Home page, go to the Input tab and click on Input

Under Listings, go to the “Quick Modify” section and enter your MLS # and edit

In Select Form you will go to Open Houses.

You will enter the date of the tour you want your home on.

Time will be from 9:00 am to 11:00 am.

Active status is “YES”

Under Open House Type, it is very IMPORTANT to make sure you pick “CARAVAN” (This is the only way we can find it to enter your property on the tour).

Under Comments, please put which tour (New Braunfels, San Marcos or Seguin) you want it on and any other additional comments you’d like.

Ultra-efficient home design combines state-of-the-art, energy-efficient construction, appliances, and lighting with commercially available renewable energy systems, such as solar water heating and solar electricity. By taking advantage of local climate and site conditions, home designers can incorporate passive solar heating and cooling and energy-efficient landscaping strategies. This course with inform the license holder on energy efficient solar home options available to discuss with their clients, potential ways to reduce home energy use as cost-effectively as possible, for the client looking to buy interested in an energy-efficient home.
