Our weekly staff meetings are now held every Monday 

from 8:30 am to 9:30 am, and during that time we have our 

Lobby Doors Closed and Phones Paused for 1 hr. 

We will open our doors and start returning all calls at 9:30 am, once the meeting concludes.

Course Description:

After this class, students will know the difference between appraisals and comparative market analyses, as well as important vocabulary used in appraisals and CMAs so that they can interpret a property appraisal and identify the factors used to create it. They will learn to distinguish the differences in land descriptions and how they are determined and be able to explain to someone how subdivisions are recorded. Instructors will show how to apply the historical background information about the general land office to their practice. Also covered are negotiations, including identifying and applying the styles and principles of negotiation, conducting effective negotiations, managing multiparty negotiations, and identifying cultural influences on negotiations.

Go to Matrix.ctxmls.com

Enter your User ID and Password

From Home page, go to the Input tab and click on Input

Under Listings, go to the “Quick Modify” section and enter your MLS # and edit

In Select Form you will go to Open Houses.

You will enter the date of the tour you want your home on.

Time will be from 9:00 am to 11:00 am.

Active status is “YES”

Under Open House Type, it is very IMPORTANT to make sure you pick “CARAVAN” (This is the only way we can find it to enter your property on the tour).

Under Comments, please put which tour (New Braunfels, San Marcos or Seguin) you want it on and any other additional comments you’d like.

This course covers the basics of a 1031 exchange:

  • Defining like-kind, exchange eligible property
  • Understanding the different types of 1031 exchanges
  • Reviewing the strict rules and timelines of an exchange

This class will better enable agents to guide their clients through the 1031 process.  

Agents will not only learn the basics of 1031, but also leave with an enhanced understanding the economics of the exchange, and why the math/economics is in fact our clients’ the primary motivation for exchanging.
